Disclose to you all relevant information that I uncover on a home, the Sellers, and their motivations
Research and compile information on each property of interest
Research the past sales history on any properties
Talk to neighbors and get inside information on a subject property and immediate neighborhood
Obtain Tax Assessor's Record Card on properties
Research "off market" opportunities (expired listings)
Inquire of off-market homeowners if they would be willing to sell their home to you
Research comparable currently listed properties
Research sales activity for past 12 months from MLS and public records databases
Research "Average Days on Market" for this property type, price range and location

Verify that information on listing sheet matches City records
Confirm that you have obtained homeowner's insurance
Point out any property flaws that may not be obvious
 

BUYING PROCESS CONTROL

Promptly return your texts, emails and phone calls
Make sure the Fire Department issues the required smoke & carbon dioxide alarm certificate
Work to insure that any tenancies, leases and rental deposits are disclosed and properly transferred
Coordinate closing time and place
Furnish contact information for suppliers of electricity, gas, water, sewer, cable
Verify security system, current term of service and whether owned or leased
Explain availability of optional home warranty
Work with Seller's Agent to insure that the appliances and other things you want are included in the sale
Manage "to do list" and timeline to closing so you don't inadvertently break your contract

Deliver to you, a fully-executed Purchase & Sales Agreement (P&S)

INSPECTIONS CHECKLIST

Provide names of home inspection companies that have performed well for my past buyer clients
Explain the home inspection process and how various condition issues are typically dealt with
Work with you to determine what inspections are prudent (mechanical, pest, radon, lead, etc.)
Explain your right to inspect for the presence of lead
Explain potential radon gas hazards and how to be certain your new home is safe

FINANCING CHECKLIST

Provide recommendations for mortgage lenders that my clients have been happy using
Discuss financing options
Assist you with obtaining a mortgage pre-approval letter from lender
Advise you on a properly specified mortgage contingency
If requested, assist you with your financing application and follow-up with lender as necessary
Follow loan processing through to your written Loan Commitment
Explain property appraisal process
Contact Lender as needed to ensure loan processing is on track
Notify Seller's Agent when your Loan Commitment has been obtained

CONDOMINIUM CHECKLIST

For condos, determine if any working capital deposit is required, or if there are any special assessments due

THE CLOSING CHECKLIST

Arrange for, and attend with you, a final walk-through inspection on closing day
Negotiate to have corrected any deficiencies found during final walk-through inspection
Request copy of Closing Documents from your closing attorney
